Kauhale Health Buys Bluffton Facility for $5M Memory Care Redo
Kauhale Health has acquired the former Pines at Bluffton and plans a $5 million redevelopment into a dedicated memory care community.
Kauhale Health has completed the purchase of the former Pines at Bluffton, a vacant and previously delicensed assisted living and memory care property in Bluffton, South Carolina, the Ohio-based company announced Sept. 30. The acquisition sets the stage for a $5 million redevelopment that will transform the site into a dedicated memory care community serving the Lowcountry region.
The facility had been out of operation and stripped of its state license before Kauhale moved to reactivate the property. Memory care communities specialize in round-the-clock support for residents living with Alzheimer's disease and related dementias, a demographic that advocacy groups say is growing faster than available specialized housing in many suburban and rural markets.

Westerville, Ohio-based Kauhale Health positioned the project, to be rebranded Kauhale Bluffton, as a response to unmet demand in the South Carolina coastal corridor. The Lowcountry — a low-lying coastal region encompassing Beaufort and Jasper counties — has seen sustained population growth, increasing pressure on senior care infrastructure.
The planned investment signals continued private-sector interest in purpose-built memory care assets even as broader senior housing development faces elevated construction costs and tightening labor markets. Redevelopment of existing but dormant facilities has emerged as a cost-mitigation strategy for operators seeking to enter high-demand markets without ground-up construction timelines.
