NEXT Properties Completes Debt Exchange Offers for Senior Notes
NEXT Properties Trust announced results of exchange offers swapping two series of senior notes for new 7.731% sustainability-linked notes due 2056.
MEXICO CITY — NEXT Properties (Trust 2401), a trust organized under Mexican law, announced Thursday the expiration-date results of its exchange offers targeting all outstanding 6.950% Senior Notes due 2044 and 6.390% Senior Notes due 2050, according to a company press release.
The trust offered holders of both legacy note series the opportunity to swap their holdings for additional 7.731% Senior Sustainability-Linked Notes due 2056, a structure that ties financing terms to environmental or social performance benchmarks increasingly favored by institutional debt issuers in Latin America.

The transaction reflects a broader trend among Mexican real estate and infrastructure trusts to extend debt maturities while simultaneously rebranding liabilities under sustainability frameworks, which can broaden the investor base and potentially lower long-term borrowing costs. By consolidating two separate maturities — 2044 and 2050 — into a single 2056 instrument, NEXT Properties simplifies its capital structure and pushes near-term refinancing risk further into the future.
No additional financial details, including the total principal amount tendered or the acceptance rates for each series, were disclosed in the initial announcement. Full terms and final settlement figures are expected to be released in subsequent regulatory filings.
